Aging equipment often leaks in the boiler room

Galvanized pipe and the boilers operating at Meadowbrook were all installed about 20 years ago and are reaching the end of their useful lives.

Some P.E. classes are held in the multipurpose room, which is undersized.

The multipurpose room also serves for overflow lunch because all students don't fit in the large gym.

Due to lack of space, lunch prep for special lunch is done in the hallway.

Hallways are also used for small group work and student support due to lack of space.

The former storage closet is now the literacy resource room; teachers also hold team meetings here due to lack of space.

Small group musical instruction takes place anywhere there is room -- including the teachers' lounge.

Break-out space for small group instruction and student support is set up under the stairwell.

Most of the storage areas in Meadowbrook have been converted to office space, including this one for the school’s Instructional Coach.

The main gym is half the size of a typical elementary school gym.

There is just one two-occupancy bathroom for boys and one for girls on the whole second floor - serving 10 classrooms plus the gym.

This original 1960s sink is the only other hand-washing station besides the two-seat bathrooms on the upper level.

Original lockers need to be replaced with new lockers or cubbies.

The library is undersized for the elementary school. Typical elementary libraries have more room for research activities and student programming.

The STEM lab is now shared with Gifted and Talented and World Language classes due to space constraints. This limits the types of experiments and activities that can be done with students.

Most of the exterior needs tuckpointing and fascia replacement.

Building needs include:
- Build a new gym, remodel existing gym and expand library
- Add 4 classrooms and remodel some existing classrooms
- Add parking lot on east side
- Improve security and efficiency of main office
- Add larger band rooms in addition space and remodel existing rooms
- Renovate bathrooms
- Update playgrounds and improve accessibility

The auditorium is utilized only about once a month for an event or presentation. The plan calls for remodeling it to multipurpose by making the space more flexible.

The auditorium takes on water during significant heavy rains due to foundation leaks and poor drainage around the exterior of the building.

The plan calls for updating the stage lighting, sound and electrical systems.

The lower level also includes art and music classrooms for all students and music lesson rooms. The auditorium renovation would include adding bathrooms on this level.

Ceiling tiles in the basement hallway show evidence of a recent bathroom leak on floor above.

This three-stall bathroom serves two grades of female students. The original fixtures and plumbing often require repair.

The former STEM lab includes storage for curriculum materials, safer table surfaces and sinks. The lab is now used as a special education resource room due to lack of space. The STEM activities now take place in the classroom. This limits the types of experiments and activities that can be completed.

The kitchen is not functional for serving lunch to students in the multipurpose room.

Lunch is served in the multipurpose room. A student services para pro keeps a desk in the corner because there is no office space available. The facilities plan calls for remodeling and enlarging the cafeteria space into the courtyard to maximize space for other uses and to expand the kitchen.

The boilers are 20 years old and need replacement in the next 10 years. HVAC throughout the two older classroom wings have obsolete equipment with banned refrigerant and irreplaceable parts.

This is a bathroom attached to a kindergarten room. Lack of privacy limits use to one student at a time. As it has original fixtures and plumbing, there are frequent plumbing issues.

The sink in the kindergarten bathroom does not meet ADA requirements. Lack of classroom storage also results in some items being stored in the washroom.

Part of the original wing, the low ceiling in this kindergarten room would be replaced.

Part of the older wing, this kindergarten hallway does not have spaces for one-on-one testing or student support services.

This is a second addition built to Greenbriar in 1961 and also suffers from moisture issues, leaky bathroom fixtures and lack of ventilation. All of the carpeting is outdated and needs to be replaced. Lockers should be replaced with new lockers or cubbies.

The Facilities Master Plan identified exterior needs around both older wings of the school, including tuckpointing and joint reinforcement.

Mortar is deteriorating around windowsills and fascia panels are deteriorating and need to be replaced.

School improvements include:
- Improve entrance security
- Renovate existing bathrooms and add bathrooms to lower level
- Update corridors and replace deteriorating classroom cabinetry
- Add parking north and east of the building
- Expand multipurpose room/cafeteria by reconfiguring the courtyard
- Remodel auditorium to multi-purpose space
- Update playgrounds and improve accessibility
- Update fire alarm & sprinkler system in remodeled space

Not only are the fixtures outdated, but the plumbing is original - from 1966. Plumbing leaks and fixture malfunctions are common throughout the building.

Fixtures often malfunction and have original plumbing and are not ADA compliant.This bathroom serves boys from about 10 classrooms. The Facilities Master Plan recommends a small addition so that more bathrooms could be added.

The multipurpose room is right-sized for lunch, but does not have hand-washing stations or bathrooms nearby. There is also no serving or staging area if hot lunch is added.

Some classroom cabinets and storage units are delaminating and falling apart.

All of the doors and frames are original wood, which is delaminating and difficult to repair. Humidity causes the emergency doors to swell, preventing them from closing properly.

The back hallway continues to experience moisture issues requiring ceiling repairs. Dehumidifiers help but more remediation is needed.

Westmoor has 25 rooftop A/C units at the end of their lives and contain banned refrigerant that cannot be serviced.

Each unit is controlled separately and is outdated. Parts are not available and contain banned refrigerants no longer available. Full replacement will conserve energy and streamline temperature control in the building.

The Facilities Master Plan identified many exterior walls requiring tuck-pointing.

The plan calls for redesigning the playgrounds so they are fully accessible and include new play equipment

The boilers are 25 years old and need to replaced. They can't keep up in very cold weather.

Improvements include:
- Improve entrance security
- Update fire alarm, sprinkler, and P.A. systems
- Renovate existing bathrooms throughout the building for ADA accessibility
- Add classrooms and new ADA-compliant bathrooms
- Replace obsolete HVAC units
- Replace old playground equipment and improve accessibility
- Replace deteriorating cabinetry in classrooms

The main office needs additional security measures. Remodeling would allow reconfiguring space for security and efficiency.

The school lobby has low ceilings, low light and is underused. Renovation plans will make the space more inviting and provide a new space for small group learning and activities.

This math classroom on the first floor shows the original ceiling and lack of casework for storage.

This math classroom also has the original ceiling and exposed pipes. All of the room ventilation units on this floor are original from 1959 and need to be replaced.

The junior high's bathrooms in this wing are original, built in 1959. They do not meet ADA requirements. There are four bathrooms located in the landings of stairwells.

The cafeteria is undersized, noisy, and has low ceilings. The plan would build a new cafeteria and kitchen and redesign this space for classrooms and other uses.

This is a small classroom located off the cafeteria. There are three classrooms that are not used during lunch periods due to the noise. This is a half-classroom that limits its functionality.

This kitchen is undersized for preparing meals and a la carte items for 615 students plus staff every day. The equipment is outdated and nearing the end of its useful life. The plan would relocate the cafeteria and kitchen to an addition.

The serving area is undersized for serving about 200 students at a time, three times every day. Students sometimes wait 10 minutes or more to get food.

There are only two bathrooms on the main floor that are accessible by a wheelchair. Four bathrooms are located in stairwells. None of the bathrooms are ADA compliant.

An addition could be built off the cafeteria to build a new cafeteria and kitchen and remodel existing space for STEM lab and classrooms.
Building addition/renovation includes:
- Renovate office and entrance area to improve security
- Update fire alarm system & sprinkler system
- Renovate existing bathrooms and create ADA-accessible bathrooms throughout the building
- Add a new cafeteria & larger kitchen to support a hot lunch program for all schools
- Renovate the existing cafeteria into an expanded STEM lab and other classrooms
- Improve the efficiency of drop-off & pick-up traffic on entry drive
- Renovate the lobby area into a commons area for student use throughout the day
